Summer



Finally that summer weather is here......life doesn't get much better than this: temps in the high 70's & 80's and most of all, sunshine!

The weather certainly has been the topic of conversation around the the southern Maine seacoast, with the most rainfall ever recorded in the month of June- some reports state 27 out of 30 days with some precipitation! We have blamied the weather on everything, from sluggish activity in our local seasonal businesses, to people's sluggish moods, and yes, even the real estate market.

So let's forget the month of June and make the most of the rest of the summer. There is so much in this area to enjoy this time of year and plenty of bargains to be had from hotel rooms, restaurant offerings, and a sunny day at the beach is certainly a great bang for your buck! Regarding the local real estate market, here are some statistics to help put things in perspective. New figures in from Maine Association of Realtors, Existing Home Sales in Maine up 14% in June 2009 over sales in June 2008. Median sales price has dropped, but that is in line with the stabalizing of the market and economy.

Overall good news. Here are some numbers from the Maine Multiple Listing Service for York, Maine as of 7/13/09:

  • Current single family homes on market: 336


  • Sold single family homes 5/1/09-7/13/09: 42
    (As compared to 52 same period in '08)


  • Pending sales of single family homes: 20
    (Note, the highest priced pending sale is listed at $779,000, with the majority between $299,000 and $399,000.....many 1st time home buyers are taking advantage of the $8k tax credit availalbe this year!)


  • Current land listing on the market : 72


  • Sold land 5/1/09-7/13/09: 2
    (As compared to 2 also in the same period in 2008)


  • Pending sales of land: 2


  • The Town of York Growth Ordinance has been revised as of June 1, 2009 and permits are now available to build immediately! The town has introduced it's own stimulus package encouraging building. This has allowed an additional 44 permits to be offered to any applicants that were on the growth permit list of over 200. this is a great time to build, or convert your seasonal residence to year round with no wait!
