Fall
Certainly one of the most beautiful times of the year here on the Seacoast.....so many delightful sights sounds and smells - it is fall for sure!
But don't pack up the beach chairs yet - hopefully we'll have at least one more of those special indian summer days to enjoy the warmth of the sun. Toss your chair in the car in case you stop by a local football, field hockey or soccer game, which are plentiful this time of year, and such great quality, cheap entertainment!

Get out and enjoy the crisp air before the first snow flies, which will be here before you know it!
Some recent real estate news, which is overall very encouraging, includes interest rates remaining very competitive!! 30 year fixed conventional loans hovering in the low 5% range are still a wonderful opportunity (just ask those of us who had mortgages in the 13% range in the late 1980's!). Yes, qualifications for mortgages are more rigid than in years past, but this is ultimately a benefit to all of us, in getting the financial and real estate industry back on track. If you're thinking about a possible real estate purchase in the future, it is best to contact a lender before you start shopping to determine your buying capability - it saves time and disappointment down the road.
FIRST TIME HOME BUYER TAX CREDIT: Time is running out....closing on the property must occur prior to December 1, 2009 in order to receive
your $8000 tax credit. First time home buyers are defined as anyone who has not owned a home in at least 3 years! There really is no
catch to this offer....I have had buyers take advantage of this credit and it truly is a no strings attached offer, so if you are eligible,
and plan on buying, don't wait!

York County: Residential units sold 5/1 - 7/31Current single family homes on market: 316 (down 30 from July '09)
Sold single family homes in the month of September: 9
Pending sales of single family homes: 31 (up 11 from July '09)
The price range of properties sold this month: $163,000 - $4,800,000
This indicates activity across all price ranges; unlike the 1st half of this year where the majority of activity was in the lower end (under $300,000)
2008: 467
2009: 512
A decrease in median sales price of 14.66%
This indicates purchasing activity is on the rise, but prices have settled down, as was predicted.
